Bob Duncan is a real estate industry senior executive with over 30 years of experience, largely in the retail and urban real estate sectors. He launched CenterCore Properties, LLC in 2015 to pursue niche opportunities in the retail sector.

As CFO for four national real estate firms over a 14-year span, he led major entity-level transactions, including a REIT merger and institutional equity joint ventures, sourced/closed asset-level financings in excess of $1 billion, and provided disciplined financial management and investor reporting.

Duncan headed Retail Investments at Green Courte Partners, LLC, a Chicago-based private equity firm. He led the acquisition and asset management for over $250 million of niche real estate assets, primarily in the infill/main street retail sector. He oversaw a diverse portfolio and demonstrated the ability to creatively add value to projects through redevelopment, repositioning and re-tenanting.

Prior Executive Experience

Green Courte Partners (private equity firm focused on niche real estate investments; $800 million equity raised since 2003 founding), contributing as Managing Director – Retail Investments (2006–2015) and CFO (2003-2007).

InterPark ($1 Billion portfolio of urban parking real estate; investee of Security Capital Group and GE Capital), serving as SVP-CFO (2000-2003).

City Center Retail Trust ($500 Million portfolio of urban/”highstreet” retail real estate; investee of Security Capital Group), contributing as SVP-CFO (1998-2000).

Midland Development Group ($350 Million portfolio of self-developed grocery-anchored shopping centers; merged with Regency Centers in 1998), contributing as SVP-CFO (1993-1998).

Prior finance roles with Ernst & Young (Senior Manager – Financial Consulting), Nooney Realty (real estate owner/manager/syndicator) and Mallinckrodt, Inc. (Fortune 500 medical products manufacturer).

Bob is also a member of the International Council of Shopping Centers (“ICSC”) and Urban Land Institute (“ULI”) and earned a BSBA from Washington University, an MBA from Saint Louis University, and a CPA (inactive).
